Road and Membereship Dues
Road Dues is $100.00 per household. This is the annual mandatory assessment for every home within Shady Lake for maintenance on our roads. Due February 1, every year
Membership is $450.00 per household. This is optional, but allows each member household access to the clubhouse, our events, tree farm, and pool. Due May 1, evert tear. Road dues must be current to join the Association.
For those who would like to sign up for the payment plan, payments will be:
- Road Dues $100 - Due December 1, every year
- Membership $425 - 5 payments of $90.00, January - May, due the 1st of each month.
– Checks can be made out to: SLPPOA (Shady Lake Park Property Owner’s Association)
– Those that don't sign up for the payment plan will be mailed an invoice in January.

Please note that for road assessment invoices, a monthly late fee of $20 will be charged if not paid by the due date. There will also be a $25 fee for returned checks. If you moved to Shady Lake after February 28, the road fee was most likely paid by the previous owner.

Membership: Membership in the Shady Lake Park Property Owners Association is optional. If you decide to become a member you will enjoy many benefits, and will be a partner with other members in the care and upkeep of the association properties. Visit the Membership page for more information.
Monthly Board Meetings: The association is made up of a nine-member board, and 13 committees. They meet monthly from April through October on the third Wednesday of each month. Every member is invited to attend.
Annual General Meeting: Held on the last Friday in July. All members may attend and participate. Your participation and input are much needed in order to continue to keep Shady Lake such a wonderful community.
Mandatory Road Fees: All residents pay a yearly road fee of $100. Please note that a monthly late fee of $20 will be charged if not paid by the due date. There will also be a $25 fee for returned checks. When you receive your road and membership invoices, and do not wish to become a member of the association, please return only the road assessment invoice with your payment. You may disregard the membership coupon.
Trash Collection: Shady Lake is Zone 5. Garbage is picked up on Thursday mornings.
Bear-resistant trash cans are encouraged. Important Note: Please do not dump personal trash in the Shady Lake dumpsters.
Recycling: Recycling is picked up on Friday mornings, alternating cardboard and glass/metal.

Leaf Dumping: Members (only) may dump leaves and branches at the perimeter of the former ball field (top of the path off Yacare Path). Landscapers may not use this area for dumping of any kind, even if contracted by a member.

Shady Lake Park Property Owners Association does not allow short-term rentals under 6 months (i.e., Air BnB). Rental properties must be registered with West Milford Township.
Septic System Maintenance:
• Keep a diagram of the location of your septic tank and septic field.
• Pump your septic tank. New Jersey Department of Environmental Protections recommends that septic tanks be pumped out completely at least once every 3 years, more often with increased use.

Septic System DO’S:
- Practice water conservation.
- Try to distribute dishwashing and laundry throughout the week, rather than doing it all at once in one or two days.
- Avoid showering and bathing at times when dishwashers or laundry are in use.
- Family members should spread showers out throughout the day.
- Fix all leaking faucets and toilets.
Septic System DON'TS:
- Don't overload the septic system by doing many laundry washes in a single day.
- Don't overload the system by taking many showers in a day.
- Don’t discharge floor drains or sump pumps into septic system.
- Don’t pour cooking oils, fats or grease into the kitchen sink. These items congeal in either the house plumbing system or the septic tank.
- Don’t add a garbage grinder to a home with an existing septic system.
- Don’t flush inert or non-biodegradable items down sinks or toilets. Items such as disposable diapers, cat litter, cigarette filters, sanitary napkins, paper towels, or similar items may result in clogging of the plumbing.
- Don’t flush toxic substances down sinks or toilets. This includes items such as waste motor oil, oil based or acrylic paints, varnishes, photographic solutions, pesticides, insecticides, paint thinners, organic solvents and degreasers.
- Don’t park vehicles on top of your system.
- Don’t plant vegetation with a deep root structure near the system.
- Don’t divert surface water runoff over the system.
- Don’t construct driveways, parking lots, buildings, decks or patios over the system.
